EMERGENCY PROCEDURES FOR CONDOMINIUM HOMEOWNERS


The following instructions are designed to help you determine when, how and who to contact when an emergency occurs. NOW is the time to take a few moments to review these guidelines, our hope is that you will never need to use them. But if you do, you will know what to do.

LIFE SAFETY

DIAL 911 for an emergency that involves any life safety issues, such as fire, crime, serious illness or injury. If there was property damage, please contact us when it is convenient to do so, but at least the next day.

BUILDING - PROPERTY EMERGENCY

DAMAGES WITHIN YOUR UNIT: Water heater, faucet and plumbing leaks, etc. that start within your unit are your responsibility. You will need to take immediate action when you discover water leaking. Turn off the water and then contact the appropriate licensed, bonded and insured repair company of your choice. The water shut off is in the lower unit, under the sink in the master bathroom. If you water heater is leaking, turn the water off to the water heater, the shut off valve is located on the top of the water heater.

NOTE: 1. If the emergency arises from a leaking water heater, we can help, but 
                        ultimately you will be responsible for the leak and all damages arising from 
                                                     the leak.    

                                             2. Avoid the problem: You can save yourself a lot of grief by replacing your 
                                                 water heater prior to the end of its life expectancy (usually no more than 10 
                                                 years).

DAMAGES WITHIN WALLS, CEILINGS AND COMMON AREAS:
If the emergency arises from something in the wall, ceiling, floor or common area, such as a pipe - roof - water leaks, electrical, gutter drains not working, etc. then you should contact Protocol at 360-802-2000 or by email at linsey@ppmsouth.com

CONTACTING PROTOCOL PROPERTY MANAGEMENT:

AFTER HOURS: Our after hours emergency line is: 360-802-2000. Listen to the entire greeting message; it will give you an emergency after hour’s number to call. When you call that number you must leave a message with the nature of the problem, the phone number you can be reached at and your unit number. Please do not call this emergency number unless it is a property damaging emergency.  


NON - EMERGENCY DAMAGES:

If you observe non-emergency damages to a portion of your community then call or emailProtocol the first work day that you can. We will issue the appropriate work order to affect the repair as quickly as is reasonable for the type of repair needed.  

Please note you are our eyes and ears in your community. You may see things that we miss, so give us a call, let us know of any repair that you feel may be necessary. It will help keep Lakeside Village looking its best.
